Buying a home is likely to be the biggest financial decision that you will ever make.   

It’s easy to get caught up in the excitement of buying a new home and to  forget to make the most important decision, GET the HOME INSPECTED.  

Certain problems can cost thousands of dollars to fix and they may not be immediately visible to you.  While the home may look to be in excellent shape, the home’s aesthetics can hide real problems. You need an inspector to climb into the attic and inch around in the dirty crawl space. The inspector can discover real and expensive problems that are not always apparent when you view the home and get emotionally involved in your purchase.  

1. GET the HOME INSPECTED. 

2. After the home inspection is completed, you and your realtor will go over the inspectors recommendations and do a "reply to inspection". On the reply, typically you will request that the seller fix any MAJOR defects or SIGNIFICANT safety concerns.  Or you may choose to make the repairs yourself after you take possession of the home.  

3. Your realtor will send the "reply to inspection" to the seller's realtor for review with the seller.

4. Most of the time, the seller will agree to make all or some of the repairs that you requested or they may offer you a monetary credit so that you can have the repairs done after settlement.
